West Spain Street development will go forward

The vote clears the way for development of the two-acre lot at 821-845 W. Spain St., opposite Juniper Serra Drive. Eight existing structures, which were built between 1946 and 1964 and contain a total of ten housing units, will be razed to make way for new, single-family homes.
Plans call for 18 detached homes, each about 1,350 sq. ft., on individual lots. While all the homes will be two-story units with 3 bedrooms and 2 baths, there will be five different floor plans expressed in 12 different architectural treatments drawing from Farmhouse, Craftsman, Victorian, and French styles. Each unit will have a garage and a private rear yard.
The homes will be set along a U-shaped, 20-foot wide private street that opens to West Spain Street through two driveways. Twelve units will ring the exterior of the circle, with six units, and a small park, comprising the center island.
The project is aimed at providing “market-rate affordable” housing for medium-sized families, according to the proposal. The development will be very similar to Ledson’s approved plan for the 100 block of West MacArthur Street.
The plan sailed through the Planning Commission but was appealed by the associations of Sonoma Gardens and Sonoma Park, the condominium communities adjacent to Nicora Place. In denying the appeal, the City Council ruled the project met all zoning rules and was consistent with the General Plan.
